11/23/2025 update--Met client at a home showing. Great little house that fits all my clients needs. I know it's Sunday, where do we go from here you may ask. Luckily for me and my clients, I have the perfect team that is always willing to work and go the extra mile. I called my clients lender and informed him of the property and what our intentions were, then my client followed up with him to run the numbers. 20 minutes later, I have my clients pre approval in hand and we get to work. I explained all of the paperwork and asked how they wanted to proceed, offer amount, contingencies, etc. I filled out all the necessary paperwork for the offer and sent to my client and within 5 minutes we were ready to go. I double checked our offer, the selling agents offer requirements...email sent and my clients offer is in!!! It's now 8:15 on a Sunday night, selling agent confirmed offer, and we wait..

Mondays are for closings

Real estate agents are lazy and anyone can do it they say..... Well today ends a month long chapter in real estate education for me. Solar panels,ask me why. Solar is a great feature to have on your home with today's electric prices. If you have the right situation, you can decrease or even eliminate your payment to the power company and even receive credits. Keep an eye on your contract, buyout dates, transfers,credits, etc..there is a lot. Many realtors don't want to be involved due to the hours wasted getting nowhere with the company. Most of the time, the customer service is just a person who has no answers and can provide no information unless they email another department. There are many steps to transfer ownership when selling, I have them burned into my memory now. Bottom line, call me , I can sell it and I know where to start. We closed today, sellers are happy, buyers are happy, I did my job.
